Scope of Services:
Paris Projects pursued various consultants and coordinated a complete evaluation of existing conditions including; complete roofing, complete HVACs and roof top units, wall construction type for thermal envelope and permitting requirements, verification of public electric, gas and telephone services locations, structural and roof deck conditions, and ADA compliant requirements and site lighting conditions.
After assembling the complete evaluations from the various consultants, we provided our summary recommendations to the Owner along with a construction budget. Subsequently, we hired the Architect and Civil Engineer to develop the new designs per our recommendations, prequalified rehab contractors, bid, contracted and managed the construction.
We provided complete new roofing system, new roof top units, new storefront systems, new front side walks, new front façade, complete exterior paint, new site lighting system, new parking lot overlay and striping, new pylon signs and new landscaping, as well as, many of the new tenant up fits.
We took an old dilapidated project with no paying tenants to a new Class A project, fully leased and cash flowing.
