Design Coordination

Paris Projects works closely with owners, design consultants, tenants and public utilities to ensure that coordination throughout all stages of the construction project run according to schedule. Paris Projects knows that the key ingredient to a successful project is the assemblage of an effective Team, that’s why all Team members are pre-qualified and contracted based upon their experience relative to the specific project. In addition, Paris offers design review services for constructability to identify issues and reduce costly change orders and potential schedule delays in the field.

Some aspects to Paris Projects Design Coordination include:

Pre-qualification and contracting of Surveyor, Environmental Phase I Consultant, Wetlands Consultant, Geotechnical Engineer, Civil Engineer and Architect

  • Define Team member roles and responsibilities in fee proposals
  • Establishment of design schedule and budget constraints
  • Convey and coordinate developers lease obligations from tenant/user
  • Review of progress designs for scope and schedule compliance
  • Obtain the developer/tenant approval of design documents
  • Overall project design coordination of separate civil engineer, architects, landscape architect consultants, negating gross design oversight costs during construction
  • Authorship of O1 Bid Specifications addressing specific project bid dates, schedule of values, construction schedule, liquidated damages and summary of work

Bid Administration

Paris Projects offers extensive experience in competitive bid administration. If not handled with consistent and clear communication, the process can be complicated and frustrating. By using customized bid documents, Paris Projects ensures project specific scope identification.

Paris handles all aspects of the bid process including:

  • Contractor pre-qualifications
  • Bidders list selection
  • Provide ample time for contractors to obtain subcontractor coverage when establishing bid dates
  • Distribution of bid documents
  • Conduct pre-bid meeting with contractors and design consultants to address inconsistencies or clarifications as a pre-bid addendum in lieu of post construction change orders
  • EInsure timely issuance of bid addendum
  • Detailed, specific Summary of Work analysis ensure equal comparative costs
  • Bid Summary outlining Scope of Work for “apples to apples” comparison
  • Customized documentation tailored to the individual needs of each Owner or Developer

Construction Contracting

The contracting process is a very important undertaking, requiring a meticulous and detailed understanding of the project. Paris Projects’ expert knowledge and specialized contractor bid documents alleviate these issues from your job. On large projects, Paris Projects contracts directly with turn-key site contractors, landscape contractors, and site lighting contractors, deleting a general / building contractors 5% to 10% markup on site work. Additionally, Paris Projects has never been involved in any site work-related litigation. Our insistence that Contractors perform at the highest and most efficient levels has earned Paris Projects industry-wide respect and numerous accolades.

Construction Administration

Once Paris Projects has assembled and completed all the necessary site and project documentation, the final drawings have been approved and the prime contractors have been contracted for the job, it’s time for the work to begin. Our pre-construction documentation ensures a seamless onsite workflow, reducing change orders, avoiding liabilities and ensuring that each phase of the project is completed within its timeline and on budget.

Paris provides in-depth leadership and project direction by overseeing each and every phase of the construction process from start to closeout including:

  • Conducting pre-construction meetings with design consultants and contractors to reaffirm contract scope and schedule requirements
  • Establishing procedures for addressing and resolving contractors “Request for Information”
  • Establishing shop drawing and submittal procedures, logs and schedules
  • Monthly on-site coordination meetings with all involved parties including progress photos, schedule updates and action item status reports
  • Coordinate consultant reviews of all pricing proposals
  • Review and process monthly AIA applications for payments
  • Monitor design consultants responses to RFI’s, ASI’s and proposal requests
  • Ensuring owner’s testing lab is providing specified and required testing during construction
  • Initiating public utility primary design and installation schedules coordinated with the project schedule
  • Project documentation and turnover
  • Day- to-Day communications and directives with project team
  • Tenant/user interface relative to project completion and turnover

Paris Project’s normally can complete major site work projects with 3 to 5% change orders versus an engineers typical contingency estimate recommendation of 20%.

Project Closeout

The importance of a project’s closeout phase is often underestimated and overlooked. Frequently, an organization is left with finalizing deliverables and financial obligations after the construction project team has moved on to the next project. At Paris Projects, we dedicate our experience and expertise to this very important conclusion. Our diligent close-out procedures ensure a smooth transition from developer to property management, saving time, and money for years to come by our thorough documentation of contractor warranties and much more.

Paris offers the following closeout services:

  • Coordinate punch list inspections and completion
  • Contract close-out and retainage recommendations
  • Submission of as-built and operational manuals reviewed and approved by the design consultants
  • Documented project binder(s) including warranties, final lien waivers, contact lists, as-builts, etc.
  • Digital archives of the complete project
