40 Acre Retail Site Work Project at I-95 and US Hwy 192
Scope of Services:

This project required offsite borrow fill to raise it out of the FEMA flood plain and provide a marketable site. Paris Projects provided contractor prequalification efforts for the site work bidders list and found a local site work contractor who was working on the adjacent I-95 highway improvements and had excess dirt available from the highway detention ponds very near the site. Finding this close by dirt availability saved the Owner $250,000 in offsite borrow costs. The evaluation of new pond depths and the use of “onsite” dirt saved the Owner another $30,000 in grading costs.

The project also required the widening of US Hwy 192 in front of the site and the installation of a traffic signal. Paris Projects coordinated the relocation of overhead power, telephone and cable lines, in conjunction with the new traffic signal to support the project program schedule.

We coordinated and provided site turn over documentation to Rooms to Go for their separate site and building construction. We monitored the developer site completion requirements per the Rooms to Go agreement to insure all common on and off site work was completed for the Rooms to Go Certificate of Occupancy and opening including private and public utility approvals and pump station start up.

We provided out parcel completion documents that indicate grades, boundaries, easements, utilities and compaction certifications for prospective buyers and users.
