Paris Projects provided the market analysis, vision, land assemblage, design oversight, construction management and brought together a professional marketing team for the 300 acre Cheval residential development and 50 acre Joli Cheval equestrian facility in Charlotte, North Carolina.

Not only did we provide the direction of the site design for the residential development to take advantage of the natural lay of the land, but we also incorporated environmentally friendly non impacting creek crossing/bridge designs, along with parks, large country lots, entry features and sales information center that was branded to support a long term marketing effort.  In addition we interacted with equestrian professionals to research specific requirements for a state of the art equestrian facility and coordinate designs and construction to fruition.

Paris also visited many barn and equestrian operations prior to commencing design to really confirm “what not to do” learning from other project mistakes.

We consolidated a wealth of information into the equestrian designs including:

  • Grading plan that insured positive drainage at the main boarding barn and arenas.
  • Underground drainage for building downspouts and perimeter drainage at the open jumping arena.
  • Utilizing a raised center isle concept at the stalls to facilitate natural ventilation and light.
  • Galvalum / kick proof stall structures
  • Compacted sub base and drainage system at each stall with rubber stall mats to promote a stable but cushioned surface.
  • Automatic waters and fans at each stall.
  • The use of non combustible materials and a fire protection system for ultimate safety.
  • Locating the hay and equipment barn detached from the main barn for fire safety.
  • Fiber glass panel lined wash bays with overhead, easily moved water hoses.
  • Metal tack lockers that are durable and easy to clean.
  • Integration of feed and laundry rooms .
  • Professional office and public kitchen/lounge and living quarter uses.
  • Design of a water well system that provides water for pasture and stall waters, wash bays, arena waters and landscape irrigation system.
  • Providing the sub base and specifically designed sand and moisture felt system at the riding arena surfaces.
  • Specific design and construction of a composting facility based on the number of animals and use of a wood pellet product for stall shavings that accelerates the composting process, producing fantastic pasture fertilizer and many more small details that promote long term maintenance and ease of use.

Paris integrated the equestrian facility into the residential development by surrounding the equestrian facility by large, 5 acre lots where residents can build their own two stall barn on their site and take advantage of the Joli Cheval equestrian concierge services such as feeding when on vacation and many, many, other care services.

This residential/equestrian development was a unique opportunity for Paris Projects to provide a turnkey vision, design coordination, and construction management program.
